This page describes what this website collects, where it goes, and how to have it deleted. It describes what the software actually does, not what a template says it might do.
We do not sell your information, and we never will. We do not share it with advertisers, data brokers, or lead buyers. We do not send your file to any lender before you have agreed our fee in writing and told us which lenders to approach.
Afangideh Capital is a commercial mortgage brokerage run by Israel Afangideh. We arrange financing secured by commercial property. We are not a lender and we do not make loans. Write to [email protected] about anything on this page.
There are two places this site asks you for anything: the enquiry form, and the upload.
If you drop files on this site, we take the file itself and hold it. A rent roll, an operating statement, a purchase contract, a tax return, a personal financial statement — whatever you send. We also record the file name, its size, its type, and the moment it arrived.
We read your rent roll by machine. A clean spreadsheet is parsed by a program that we wrote and that runs on our own systems. It reads the unit numbers, the rents and the occupancy, and nothing else. No part of that step sends your file anywhere else.
Where a file cannot be read that way — a scan, a photograph of a printout — a person reads it. If that ever changes, and we use an outside service to read a document, we will say so on this page before we do it, and we will name the service.
You give us an email address with the upload, so we can send you the answer. That is the only field the upload requires.
It collects what you type into it:
The loan sizing tool runs entirely in your browser. Type into it all day and nothing leaves your device. It reaches us only when you press the button that carries your figures into the enquiry form and you then send that form.
When you send the form, our server also records:

We keep these to tell a real enquiry from an automated one, and to know which channels bring real clients. We do not use them to build a profile of you.
This site sets no cookies. There is no consent banner because there is nothing to consent to. We use no advertising trackers, no session cookies, and no third-party tags.
We do measure how many people visit which sections, using the analytics built into our host. It is aggregate, it sets no cookie, and it does not follow you to other websites.
Two companies handle your information because we use their services to run the business:

That is the whole list. No one else receives your enquiry. There is no customer relationship system, no marketing platform, and no analytics company holding your details.
We work from Nigeria and serve clients in the United States, so your information is handled in more than one country.
We keep an enquiry until you ask us to delete it. A property financing conversation can restart years later — a loan matures, a purchase falls through and returns — and losing your file would mean asking you for everything twice.
Documents are different, and they go on their own schedule. If a deal dies, every document you sent for it is deleted ninety days later. That is not a promise we keep by remembering: a scheduled job runs every weekday, finds the documents past that date, deletes them, and writes down that it did.
Ninety days rather than immediately, because a deal that fails on timing often comes back — and asking you to send everything twice is its own small insult.
If a loan closes, we still hold the documents, and we are not going to pretend otherwise. The period for a closed loan will be set in the fee agreement you sign, and this page will state it once that document exists. Until then, ask and we will delete them.
The two-hour abuse counter deletes itself automatically. Nothing you have to do.
Email [email protected] and ask. We will delete your enquiry and tell you when it is done. You do not have to give a reason, and asking costs you nothing — including if you are in the middle of a live deal, though in that case we will tell you what we can no longer do for you.
You can also ask us for a copy of everything we hold about you, or to correct it.
Every connection to this site is encrypted. Enquiries sit in access-controlled storage on Cloudflare's network. One person reads them.
Documents are held in a private store that is not reachable from this website. The public pages you are reading hold no key to it. An upload is handed straight to a separate program that holds the files, and nothing on the public site can read one back. That is a deliberate arrangement: a mistake on a public page should not be able to expose a document.
Please do not email us a tax return, a personal financial statement, or a bank statement. Ordinary email is not secure enough for those. Use the upload on this site instead, or ask us for a link.
Nothing you send goes to a lender unredacted. Before any document leaves us for a lender, anything personal in it is removed, and our own systems refuse to send a package while a document is still unredacted. Where a lender genuinely needs an unredacted one, we ask you first.
This site is for people arranging commercial property finance. It is not directed at children and we do not knowingly collect anything from them.
If we change what the site collects, we change this page in the same breath and move the date at the top. There is no archive of old versions, so if the date has moved and it matters to you, ask us what changed.
